Management Services

All Properties are under the direction of a California licensed Real Estate Broker with more than 25 years experience in the

field of property management. Our services include but not limited to:

 

24 hour on-call... During off hours an answering service is maintained for messages and emergencies. The answering service maintains contact with the property supervisor at all times, via pager, cell phone.

Delinquent  Rent... The property supervisor, in consultation with the owner, establishes the policy for the service of 3-day Notices to Pay Rent or Quit. The Property supervisor follows up the service of the notice and files the Unlawful Detainers per the owners authorization.

Rentals ...  When vacancy occurs, provide authorized advertising, check prospective tenant's credit, rental history (including any unlawful Detainers), employment and references. Each vacancy will be shown by a qualified agent at the premises.

Rent Collection... The property supervisor oversees the collection of rents. All funds are then deposited into the custodial bank account. Repairs & Maintenance... Provide service and/or recommend corrective action as may be authorized by owner. Pay Bills... Pay authorized bills including mortgage, property taxes, insurance and any other pre-approved invoicing.
Tenant Move In... Following signing of rental agreements, the office completes an inspection walk-through of the unit with the tenant.  Tenant Move Out ... Following tenants vacating, a walk-though inspection is completed with the tenant in order to facilitate deposit refunds, noting any damages or cleaning charges to be assessed. Financial Disclosure and Disbursement... Provide a monthly financial and vacancy disclosure with a summary of income and expenses for cash flow analysis. Excess funds are dispersed per owners authorization.
Insurance...  Maintain the correct insurances --liability, worker's compensation, errors & omissions, an employee dishonesty bond, as well as verify the property maintains insurance. Computer... Our computer system assists us in maintaining cost controls by allowing for a constant review of the properties that are under our management. This information is always available to our clients.
